Parks and Recreation

 I can't lie, every time I hear the phrase Parks & Recreation I think of  Leslie Knope and NBC's wonderfully hilarious show with the same name... 

Yes, I know the setting for the show is a small town in Indiana and I understand it pokes fun of the quaintness of small town life. But it still makes me smile.

Bloomington in nothing like this tongue and cheek town because our Parks & Recreation department actually has useful and smart programing for all ages.

The Top 10 Ways to Make a Bad First Impression on Inspection Day

It's inspection day! The last last thing you want to do is leave the buyer or their inspector with questions about how the home has been maintained and cared for over the years. It's time to put your home's best brick forward, so here are 10 things you'll definitely want to avoid!

The Top 10 Ways to Make a Bad First Impression on Inspection Day
  1. Broken doorbellThe front door is in need of repair; weather stripping is loose, exposed, or dragging on the floor.
  2. The doorbell is not intact and/or does not work.
  3. What's that smell?! The house smells musty, moldy, or tired. (Dirty carpet plays a big part in this impression).
  4. The home is cluttered. (You want the buyers and their inspector to be able to access all areas of the home. An obstacle course will not be welcomed with too many smiles).
  5. There are water stains at the ceiling, around the windows, within the sink cabinets, or beneath the shower/bath areas.
  6. Windows are inoperable or do not open and close easily.  (You'll want to address any cracked glass or missing hardware as well).
  7. Kitchen appliances are not in working order or surface lights and/or fans are inoperable.
  8. There are loose, uncovered, or painted electrical outlets and non-working switches.
  9. There are no visible smoke and CO detectors. Or they are not working.
  10. There is damaged drywall from door knobs, picture frames, etc.
Maintaining and repairing the above items (and anything else on your to-do list) before the inspection will always be to a seller's advantage. And who doesn't want to make a great first impression on buyers during the selling process anyway? But do remember to call in a professional when necessary. A repair done improperly could end up being more of a headache than the original condition!

Market Update Week of Nov 7th

Last week, more signs appeared that things are coming our way in housing. Wednesday the Census Bureau reported that the nation's home ownership rate moved up in the third quarter to 66.1%, slightly ahead of the prior quarter. Some commentators feel the three-year decline in home ownership might be starting to bottom out. Home ownership may have been encouraged by rising rents, with the vacancy rate now up to 9.8%.

The National Association of Realtors (NAR) chimed in with a forecast that existing home sales should be up 1% this year, then up another 4.3% next year. Although the median price will fall slightly this year, it's predicted to rise 2.6% in 2012. New home sales, after dropping 4.7% this year,
are projected to rise 21.3% in 2012. And this year's 1.8% price hike will be followed by a 3.8% gain next year. Let's hope they're right.

• Review of Last Week 

CLASSIC GREEK DRAMA...The European Union's efforts to avert a Greek tragedy featured a soap opera produced by the Greek government. One day they announced the EU bailout proposal would be put to a vote by Greek citizens, the next day opposing parties agreed to accept it. This melodrama pushed stock prices down, up, down, and after posting gains four weeks in a row, the S&P 500 scored a 2.5% weekly loss. The Fed also contributed, issuing a policy statement citing "a moderate pace of economic growth over coming quarters" and predicting "the unemployment rate will decline only gradually."

Friday's October Jobs Report revealed employment levels consistent with weak-to-moderate economic growth. Just 80,000 new jobs were added in October, but prior months were revised upward and the unemployment rate edged down from 9.1% to 9.0%. ISM Manufacturing and Services indexes showed business still growing, although very slowly. Consumers are doing their part, with weekly chain store sales UP 3% for the year by one survey and UP 5.2% by another. 

For the week, the Dow ended down 2.0%, to 11983; the S&P 500 was down 2.5%, to 1253; and the Nasdaq slipped 1.9%, to 2686.

Investors worried about the European debt situation flocked to the bond market in droves. Yields and mortgage rates edged down, as bond prices escalated. The FNMA 3.5% bond we watch ended the week up 1.79, at $102.05. National average mortgage rates dropped again, according to Freddie Mac's weekly survey, and remain at very low levels.

VERY QUIET ON THE ECONOMIC NEWS FRONT... Following last week's Fed meeting and employment report, this week's sparse economic news provides a nice breather. Initial Unemployment Claims should stay near the 400,000 level. The September Trade Balance is forecast to hold steady, with imports about $45 billion ahead of exports. Michigan Consumer Sentiment is expected to improve.

Happy Halloween!



For Families with Children the fall colors bring apple picking, pumpkin carving and trick-or-treating.

But as a parent, this season brings my biggest fears. Child Predators. Lucky for us Monroe County is pretty proactive when it comes to protecting our children.  Convicted sex offenders in Monroe County are required to attend a meeting and movie night during trick-or-treat hours on Halloween.

Economic Calendar for the Week of Oct 17 – Oct 21

INFO THAT HITS US WHERE WE LIVE...

One dream that, happily, doesn't seem to be going away is the one we Americans have of owning our own home. In fact, in spite of all the negative news we hear about housing, the percentage of Americans who own their home is still the second highest on record, according to the Census Bureau. Even better, new research reveals that up to two million people are planning to jump into the housing market in the next two years.


The study from a business-to-business media company confirmed that Americans place a high value on homeownership across demographic groups, across the country, even where there have been larger declines in home values. Given today's prices and super low mortgage rates, 72% of homeowners and 59% of renters polled said that right now is a "good" or "very good" time to buy! Another study found that 80% of homeowners plan to buy another home and most view homeownership as one of the best long-term investments.

BUILDING NEW HOMES, SELLING EXISTING ONES, CHECKING UP ON INFLATION...

This week gets us back to a look at the housing market. September Housing Starts are expected to be up a tad, just shy of 600,000 new homes a year. But analysts are predicting a slight dip in Existing Home Sales for September, although that figure should still hover near 5 million per year.With the Fed's easy money policies, we have to keep an eye on inflation. For businesses, prices are forecast up slightly for the month, as measured by the Producer Price Index (PPI). The Fed's big focus is always on the Core Consumer Price Index (Core CPI). This excludes volatile food and energy prices and is projected to be up a little, but well within the Fed's target range.

Does your Agent Have a Side Job??



"Theresa, Is this video really applicable to today?
Aren't agents making money left and right? After all they get a big chunk of the sales price, right?!?"

Well, I hate to break it to you... Selling Real Estate is hard!
To be honest, most agents need a side job to be able to stay above the poverty line.
Don't Believe me? Let's look at some numbers.


Here's a look at some basic numbers:

Okay, Let's say our hypothetical agent is a family of One.
How much volume does one agent need to sell to be above the poverty line?

Assumptions:
1) They work in a traditional Real Estate Firm that starts the commission splits at 50/50  
2) The agent has no other out of pocket business expenses like Marketing and Advertising.
3) The average commission on each sale is 6% which is split between the listing and selling broker 3%-3%

If we want to find the sales volume needed to
 make $10,890 in commission we must first divide it by 3%
$10,890/.03 = $363,000
But then we need to account for the Firm's 50/50 Split
$363,000/.5 = $726,000

To be AT the poverty line as a family of one, the agent must sell $726,000 a year.

You say "Oh but that's easy... aren't homes selling at $300,000 a pop?"

Actually in our market, last year's Average Sales price was $166,271.
That means our agent would need to sell at least 5 homes to be above the poverty line.

You say...
 "I see tons of house for sale, so they must be making it up with lots of volume"
Actually, Last year only 1,335 homes sold
You might think that's a lot
but...
There are roughly 426 Agents in town.
If all agent sold an equal amount of homes, each agent would only sell 3 homes per year and every agent would be living in poverty.

We know life is not fairly distributed, some agents are just better than others...

"So how many agents actually sell over $726,000 per year?"

Good Question!

In 2010, only 167 agents sold more than $726,000!
Which means 259 other agents in town either lived in poverty, had side jobs, or were so wealthy they didn't need money.

How Flexible are prices?

Good Question. The official answer... the Property selling price is always subject to the negotiations between buyer and seller-- which is why I strongly suggest one of the best qualities you look for in an agent is good negotiation skills.  That being said, it is hard to say for sure that you can get a specific percentage off with out consideration of things like seller motivation, remaining mortgage balance, and property condition. However, over all, our market statistics depict a market in which properties are selling at about 94-96% list price to value.

Keep in mind that your best “30-50 percent off coupon” in our market today is the interest rate at which you will get your mortgage. 5 years ago we were looking at 6-7% interest.  Today were are seeing under 4% rates. In the long run, that my friend, is your ticket to a great deal!

You do your clients a disservice when catch your reflection in the bathroom mirror... let alone when you take a picture without a wide angle lens or you accidentally get your finger in the shot. Please hire a professional... in our market they run about $65 and compared to the average commission you'll make on the sale it's a drop in the bucket! I beg you stop being cheap!

The Bloomington Board of REALTORS Stance on Monroe County's Comprehensive Plan

The Bloomington Board of Realtors recognizes the need for planning and we are not opposed to it. In most cases proper planning leads to sustainable home values. With such an important issue being considered, it made sense to take advantage of a benefit provided by the National Association of Realtors that includes an analysis of the Proposed Monroe County Comprehensive Land Use Plan provided by Robinson & Cole, a national consulting firm with experts in the area of comprehensive planning. There are several issues addressed in the analysis that cause us to take issue with the final version of the plan as it was passed by the Planning Commission.

If we are to plan for our land use for the next 20 years then it seems elementary to create such a plan based on good data. There are several examples of figures or graphs included in the plan that do not appear to be supported by data, are included without explanation or context, or appear to misconstrue or misinterpret data. Most notably is the graph depicting population growth and projected growth which provides a skewed view of future population growth. The horizontal axis representing time uses an inconsistent scale. Years 1900 through 2000 are graphed at twenty year increments. Mid-chart, years 2000 through 2008 are graphed at two year increments. Subsequently the period of projected growth from years 2020 to 2040 switches back to use a twenty year increment. This inconsistency creates a graph that does not accurately represent population growth. As drawn, it looks as if population grew quickly between 1900 and 2000 and then leveled out to a much slower rate of growth over the past decade. The graph visually suggests a slowing of population growth in recent years with a continuation of fairly slow growth over the next 30 years.

In reviewing the graph we note the following: Population in Year 2000 was 120,000. Population in Year 2008 was 129,000. Projected population for Year 2040 is 142,000. This data does not cite the most recent Monroe County Census Data indicating a 2010 population of approximately 138,000. With a growth of approximately 18,000 people over the past 10 years, nearly 9,000 of that increase coming in the past 2 years, does it seem realistic to develop a vision and plan for our community based on a growth of a mere 4,000 people over the next 30 years?

Unless the intent of this plan is to stifle growth by inhibiting job creation and the availability of housing then we need to take the time to make assurances that we are planning based on accurate data and depicting the actual growth patterns in an accurate and transparent manner. A sustainable community will be difficult to achieve if we plan the use of our land over the next 20 years based on the data and misleading depictions of growth patterns provided in the most recent version of the plan.

Other figures may also leave a thoughtful reader of the Plan with unanswered questions. For instance, how was Figure 14, the Flood Prone Road map created? What qualifies a road as flood prone? The process used to identify such roads and the standards applied to their evaluation are not included or explained. Similarly, what data was used for Figure 16, Vacant Land Characterized by Slope, and how was it analyzed to create the map?

Ideally, all of the data contained in a Plan should be attributed to its source. Methods of analysis should be identified and presented in a transparent way. Data that is unattributed and analysis that is unclear or presented in a misleading way undermines the credibility of a plan and calls into question the validity of its conclusions and the soundness of its recommendations.

The Plan does not address many of the existing and future factors that will shape land use in the county. The mission statement observes that a comprehensive plan must be "based on a factual understanding of the forces and trends shaping the community. It pays little attention to how the Indiana University and Ivy Tech will impact the county.

According to the plan, 42,000 students were enrolled for the 2009 Fall Semester at IU. Ivy Tech’s main campus in Bloomington has a population of 4,700 students. The plan does not discuss how the student population impacts county housing demand, nor does it address methods for ensuring the availability of housing that is affordable to people with limited means. We note that the plan falls short as a comprehensive plan to guide the county’s future development because it does not pay enough attention to known factors that are beyond the county’s control. Housing and other demands of a growing student population have the potential to greatly influence demand in the county for development of various types. We ask the county to revisit the plan to analyze these factors and impact the county’s future development patterns, its infrastructure and services.

BBOR, as well as the Chamber of Commerce, and the BEDC have already noted that the plan announces specific policies at a level of detail and with language that is more appropriate for a zoning ordinance than for a comprehensive plan. We continue to stress this concern and point out the plan’s inconsistency between its introductory language advising that a plan is not intended to provide specific regulatory detail but then it goes on to include an overly complex and detailed set of requirements defined in Chapter 9 for the creation of new parcels which, in many cases, will require a civil engineer, an attorney and a surveyor to help a land owner understand what he or she can do with their property.

We appreciate the hard work put forth by our planning commission but we strongly recommend the county hire a professional land use firm to take the plan as it is today and help them mold it into a good plan that will positively impact our county. Land use planning professionals are educated and experienced, it is what they do and it is the right thing to do.

The Bloomington Board of Realtors supports a widely allocated ownership of land. Simply said, we support the philosophy that citizens should have every opportunity to own land. This plan may very likely lead to shortages in the housing and land supply. It will most definitely limit the creation of smaller parcels of land. When supply is low and parcels are large, prices are high. This limits citizen’s ability to own a home or land. We urge the commissioners to consider this as they make their decision.

All this Staging is Making me tired... Welcome Back Bloomington Real Estate Market!!


I just spent a long day Staging homes.

Staging? What is staging you ask? Well that's a very good question. Staging is the act of preparing you home to appeal to the largest number of buyers. It consists of moving furniture and packing up clutter to arrange you home as a salable product.

Can't any one do that? Well yes and no. Any one can rearrange a home's contents but not everyone can do it well. It's like going to the dentist for a pulled tooth... yeah I'm sure Uncle Denny can tie your tooth to a string and then slam the door shut to yank it out... but just because he can doesn't mean he should or that you would even want him to do so.  

Home staging is kind of the same. Lots of agents claim to be able to Stage your home for sale but there are very few who can do it well. Most of the time agents will come in with their magic REALTOR wand (you didn't know we got wands after we passed the state exam ;-) and while waving it around they command that you move this piece of furniture and pack up your beloved clown collection. Many times leaving the home owner feeling hopeless and distraught.
